Overview:
 Body Corporate Insurance is a compulsory insurance solution specifically designed to protect shared living communities such as apartment blocks, townhouse complexes, gated estates, and other sectional title properties.

In South Africa, this cover is required by law under the Sectional Titles Schemes Management Act (STSMA), which states that the Body Corporate, as the entity responsible for managing common property, must insure the buildings and common areas of the entire development. Whether you're a trustee managing a multi-unit block or a property manager overseeing a private estate, this insurance is essential for protecting both the physical structures and your personal liability as a decision maker.

Unlike a personal homeowner’s policy that covers only an individual’s unit or freestanding home, Body Corporate Insurance is community-focused. It protects everything from buildings' external structures to shared facilities such as swimming pools, gardens, boundary walls, parking lots, stairwells, security systems, intercoms, and even electric fencing. It ensures that all unit owners are collectively protected against financial loss from unforeseen events such as fire, natural disasters, theft, burst geysers, or storm damage.

This insurance also provides liability coverage for the Body Corporate and its trustees, protecting against claims or legal actions from residents, visitors, contractors, or third parties injured on the property. It can also include employers’ liability, loss of levy income, trustee indemnity, and even internal theft or staff dishonesty.

Buildings & Common Property Cover: Protection against fire, storm, flood, earthquake, architectural features and structural improvements including shared amenities and facilities. ​ 

Public Liability Insurance: Covers legal liabilities arising from injury or damage occurring on common property.

Trustees & Employees Indemnity: Protection for trustees and Estate employees against claims related to wrongful acts in managing the Body Corporate's affairs.

Fidelity Guarantee Insurance: Covers loss of funds due to fraud or dishonesty by trustees, managing agents, or employees.

Geyser and Water Systems Cover: Protection against burst geysers and resultant water damage including public supply connections (i.e. water, electricity).

Loss of Rent & Alternative Accommodation: Compensation for loss of rental income due to insured events and coverage for alternative accommodation if units become uninhabitable. ​
